What Should I Ask During a Final Walkthrough?

What Should I Ask During a Final Walkthrough?

You’ve made it through home tours, negotiations, inspections, and paperwork. The finish line is in sight—but before you grab the keys and call the movers, there’s one last important step: the final walkthrough.

This isn’t just a formality—it’s your chance to make sure everything in the home is in the condition you agreed to. Whether you’re buying in Highland Village, Castle Hills, or another DFW neighborhood, knowing what to look for and what questions to ask during your final walkthrough can help ensure a smooth and confident closing.

What Is a Final Walkthrough—and Why Does It Matter?

A final walkthrough is typically scheduled within 24 to 72 hours before closing. It gives you the opportunity to:

  • Confirm agreed-upon repairs were completed
  • Check that the property is clean and move-in ready
  • Ensure no damage occurred after inspection
  • Verify all fixtures and appliances included in the contract are present and functioning

Think of it as your last chance to speak up before you sign the paperwork and take ownership of the home.

What to Bring to a Final Walkthrough

Before heading out, be sure to bring the following:

  • A copy of the purchase agreement and inspection report
  • Your final repair request list
  • A checklist of what’s supposed to stay with the home (e.g., fridge, washer, blinds)
  • A phone or tablet to take notes and photos
  • An outlet tester or small item to check electrical outlets

If you’re working with a knowledgeable real estate team like Your Home Free – Team Nelson, your agent will help guide you through this step, but being prepared yourself can bring peace of mind.

Key Questions to Ask During a Final Walkthrough

1. Were all requested repairs completed?

Walk through each repair listed in your agreement. Ask:

  • Can we see receipts or photos of the repairs?
  • Were repairs done by licensed professionals?
  • Are warranties or guarantees included?

Your walkthrough should match what was promised during negotiations. If something looks incomplete or poorly done, don’t be afraid to bring it up.

2. Are all appliances and systems working properly?

Test all major systems, including:

  • HVAC (heating and air conditioning)
  • Kitchen appliances (oven, microwave, refrigerator)
  • Laundry appliances (washer and dryer, if included)
  • Ceiling fans, light switches, and electrical outlets
  • Plumbing fixtures (faucets, showers, toilets)

Ask:

  • Are all the included appliances present and in working condition?
  • Is the water pressure consistent and hot water functioning?

3. Is the home clean and free of belongings?

The seller should leave the home broom-clean and empty unless otherwise agreed.

Ask:

  • Has everything that was supposed to be removed been taken?
  • Is any trash, old furniture, or debris still present?
  • Are there any personal items left in the garage, attic, or closets?

You don’t want to walk into a surprise mess on move-in day.

4. Is there any new damage to the home?

Check for damage that may have occurred during the seller’s move-out.

Look for:

  • Dings in walls or doors
  • Scratched flooring or broken tile
  • Broken windows or light fixtures
  • Leaks under sinks or around the water heater

Ask:

  • Was anything damaged during the move?
  • Has anything changed since our last visit?

5. Are all the keys, garage openers, and manuals available?

Access matters! Ask for:

  • All house keys, mailbox keys, and remotes
  • Gate or pool keys (if applicable)
  • Security system codes or smart home device instructions
  • Appliance manuals and warranties

Your agent can help confirm these items are collected before closing.

6. Is the landscaping and exterior in good condition?

It’s easy to focus on the interior, but don’t forget the outside.

Check:

  • Sprinkler systems and hose bibs
  • Lawn, flowerbeds, and any agreed-upon outdoor repairs
  • Driveway and sidewalks for cracks or oil stains

Ask:

  • Is the yard in the same or better condition than the last visit?
  • Have outdoor features like lighting or fountains been removed?

What to Do If You Spot an Issue

If something doesn’t meet the contract terms, speak up. Your agent can help address the issue with the seller’s agent before closing. Common solutions include:

  • Escrow holdbacks to ensure repairs are completed
  • Closing delays to allow time for resolution
  • Written agreements to address post-closing concerns
