A recent report from Zillow found that the DFW area is one of the friendliest markets in the U.S. for sellers, good news for those looking to put their homes on the market. Ranking at number 24, the median home value in the DFW metro area is $242,600.
35 of the largest metros across the U.S. were analyzed by Zillow, who ranked the housing markets on a scope from those most buyer-friendly to homes most seller-friendly. The report revealed that the most seller-friendly city in the Dallas area is Cedar Hill, where the median home value is $211,300. While homes in the DFW area in general spend an average 71 days on the market, those in Cedar Hill spend 53 days on the market according to their findings.
Zillow said in a release that they used sale-to-list-price ratios, length of time on the market, and percentage of listings with a price cut in analyzing how hot the housing market is in one region when compared to others. This helped in ranking not only the most seller-friendly market, but which were more buyer-friendly and cities that fell somewhere in the middle. In the DFW region the most buyer-friendly market was Celina, just north of Frisco.
Some of the cities in Texas landing in the middle of the index were Crowley, Rowlett, Waxahachie and the suburbs of Burleson.
