Flower Mound Real Estate: Add Property Value To Your Home

flower mound real estate

Perhaps you’re thinking about selling your Flower Mound home, are into home flipping, or simply want to renovate your home for your own enjoyment. Regardless of the reason, there are some relatively cheap renovations that will add substantially to your home’s property value! Imagine if you could sell your home for $10,000 or even $15,000 more by spending $5,000 or less on one or more of these renovations. Good investment? Absolutely!

The kitchen – the heart of the home. A small-scale kitchen remodel can totally change how others perceive your home. It’s also important to keep in mind that the kitchen/bathrooms are the most important rooms in the home to potential buyers. While you may not be able to afford all new appliances or new cabinets, a stone countertop can make all the difference – and people are turning more toward natural materials every day. Spend $4,000, add $4,200 to your home’s value. It could be the difference between making the sale!

In the backyard. A privacy fence and wooden deck not only make outdoor life more enjoyable, they also bump up the value of your property substantially. A small wooden deck can cost as little as $1,000 if you can do most of the work yourself. If you have someone else do the work, you’ll probably spend around $4,000 to $5,000. Include a low-maintenance finish on the deck, and add $4,000 to your asking price!

Is your bathroom reminiscent of the 90s? If you haven’t upgraded your bathrooms in a while, it’s time. Update your old shower/tub combo with a more modern tiled shower stall, update the lighting and sink fixtures, consider a new vinyl floor. Even the smallest things DO make a difference.

Replace the entry door. Doors crack, fade from sunlight and age, and generally appear worn after years of use. What kind of impression does this give potential buyers (or even visitors to your home)? Not a good one. Consider spending $2,000 or $3,000 on a door that’s a bit more ornate or even a hand-carved custom door. You’ll recoup every penny if you sell your home, and the entrance door adds to your home’s character.

All of these small renovations can make a considerable difference in your property value! Regardless of whether you’re selling your home, you can enjoy a newer, fresher, more modern appeal.
