As experienced Flower Mound Realtors, we know that not all homes are created equal. If you’re intending to put your home on the market, it’s vital to know which features are a plus! There are some specific features that will appeal to most potential buyers – and some that won’t. For instance, if all your bathrooms are designed in some shade of pink, it could be a definite drawback; otherwise; below, we’re sharing some of our knowledge regarding features that could help your home sell almost as quickly as you list it.

The perfect price. Of course price matters! While starter homes that are lower in price are stealing the hearts of many buyers, those priced between $200,000 and $250,000 are selling faster than any other price range. Naturally, common sense tells you the higher the price, the fewer potential buyers you’ll have.

Granite, stainless steel – super attractive. A fireplace? Not so much

Stainless steel appliances are nearly a “must have” for homebuyers today, and buyers love granite countertops. While these interior features are apparently here for the long run, homes with fireplaces aren’t so in demand. In fact, as an optional feature, the once “focal point” of the living or family room is not so charming these days. If you have a fireplace in your North Texas home, don’t expect it to add to the value of your home, or the selling price.

You’ve heard it before . . . location, location, location

Location is still an important factor in how quickly a home sells. Buyers look for homes that have the “best” or “top” schools nearby, easy access to shopping and sports stadiums. In fact, homes located near good schools get far more views by potential buyers than those located near a hospital of major medical center!

Is bigger always better?

Buyers LOVE to look at expansive homes and dream big – we’re talking homes with 7,000 or 8,000 square feet. However, the reality is most people can’t afford a home of this size. While the average size of homes today is about 2,400 square feet, those that sell quickest are those with 1,500 to 2,000 square feet. Still, it’s okay to dream big – and some people can afford a larger, more spacious home.

Style

Spanish and traditional style homes are the favorites of buyers, the Victorian style home, not so much. Ranch style homes are still popular, however they’re typically on the market for about twice as long as the Spanish style home. It all boils down to what the buyer wants, and if you have a Victorian style home don’t fret too much; the right buyer will come along eventually, it may just not be as soon as you would like.
