In Flower Mound, Dallas, and nearby cities it’s no secret the “buzz” is that homes are selling like hotcakes. While we may be enjoying record numbers in regards to home sales, it can result in confusion for sellers and buyers. For instance, sellers may assume that because the market is so hot, they can easily sell their homes – at any price.

Here are a few tips on some real estate myths you may have heard:

You can sell your home at a price higher than market value. Just because Dallas-area homes are flying off the market doesn’t mean you can ask any price and expect to sell. When a home is in line with market value and in extraordinary condition, you may be able to get top dollar. Otherwise, buyers will pass when they feel the home isn’t worth the seller’s asking price. In this market, pricing it right is still critical.

Believe that your home will sell quickly regardless of whether it’s in good shape and well kept? Not so. A home that’s in poor condition and not well-maintained will not be snapped up simply because the market’s hot. Buyers are looking for homes that are completely finished, in good condition, and ready for their families to move in. To ensure you get the most offers and your Flower Mound home sells quickly, have your real estate agent walk through with you and make notes of those things that could potentially trip up buyers when it’s time to start showing your home.

Put a sign in the yard, and expect “sold.” Again, a myth! Sure it’s a hot market for sellers right now, but effectively marketing a home requires more than sticking a “for sale” sign in the yard. Attracting potential buyers who are qualified to purchase your home requires the right network, quality photos, and a well thought-out marketing plan.
