Flower Mound Realtors Offer Tips To Determine Proper Asking Price

In years past, homeowners who were thinking of selling a Frisco, Denton, or Flower Mound home would rely heavily on their agent in determining the proper asking price. Today, there are countless resources at your disposal, which means that while you trust your agent to handle it all, doing some of the work yourself can save you a few bucks. Updating and renovating your home can certainly make your home more attractive to potential buyers, and there are all kinds of great sites with tons of information for sellers and buyers alike, such as Trulia and Zillow.

Our Flower Mound realtors have rounded up a few tips to help you determine a proper asking price for your home:

Consider your own criteria. You know that you don’t want to go in the hole, and making some money would be great. Keep these things in mind: How much do you owe on your mortgage, and how much did you pay for the property originally? Do you have a second mortgage or lien on your home? Also keep in mind the upgrades you have made to your property, which may add to its value.

What is the value of your home? You can find this out by talking to your county assessor, or taking a look at the letter typically sent out annually for taxation purposes. Your lender or real estate agent can also provide you with this information, or you can again use Trulia or Zillow, however keep in mind that because the real estate market is frequently in transition, the values listed on these sites may not be totally accurate.

Another helpful way to use these MLS sites is to simply browse and see what other homes in your area are bringing in terms of asking price. Look at those that are currently for sale, and those that have sold. Data such as how long homes remained on the market and whether the owner reduced the price is also available for your perusal.

    Ray was fantastic. He cares about you and the sell of your house. He gave us pointers to make our house show good for potential buyers. He is a good listener and readily available. The video that was done was of excellent quality. Kelley knocked everything out of the park. She kept us level headed when issues arose. She negotiate with the buyers agent a great deal where we could remain in our home until the new one was complete. She did an awesome job.
