For buyers, spring and fall are generally the best seasons to purchase a home. Basically, there are more homes on the market during spring and fall seasons. This means you have more homes to choose from, although when you actually purchase a home will be based on factors including when you finally find the home of your dreams or with the features you want, and your financial situation.
For sellers, the winter season and holidays are good. While most homeowners don’t relish the thought of putting their homes on the market on Thanksgiving or in December, it’s actually a good time. Why? Because other homeowners who are thinking of selling will usually put their homes on the market during spring and fall seasons. This means that you have less competition, and buyers that are more serious. A lot of people who look for homes in spring are simply “kicking tires,” and checking out what’s available. Those who are home shopping in November, December, or January are serious – and because you have less competition, you stand a better chance of selling your home.
Best days (and time of day) to list a home
Traditionally, the first Sunday of an open house is when agents and sellers would work themselves to the bone to get a home ready to show. In today’s Internet era, listings usually go “live” online, hitting the market late in the day on Thursday or early Friday, leading up to that first Sunday showing. Instead of following tradition, consider listing your home early in the week (Monday or Tuesday) and avoid showing the house before Sunday. Doing this can result in a very strong showing at the first open house due to the mounting momentum.
