As experienced North Texas realtors, we understand that sellers are anxious to sell their homes, and most wonder how long their home will be on the market before they get an offer or potential buyer. Considering the market and economic conditions over the past five years, it’s hard to pinpoint an exact window of time in which you should expect to get an offer. However, there are some general figures that may help you feel better about things!

The fact is, the length of time it takes to sell your home varies depending on several factors including neighborhood or location, condition of the home, price, etc. There really is no “normal,” and the time frame varies among communities. However, overall the average time it takes to see a contract is about 100 days, or just over 3 months. This may seem like forever when you’re ready to sell your home and move to your dream home, but it’s really relatively quick.

In certain areas around the Dallas area a home will remain on the market for an average 73 days before selling. Naturally, a home will sell quicker if it’s in really great condition and priced right, particularly those in the Flower Mound, Frisco, and Denton communities. Also, how effective the marketing strategies used by your real estate agent are plays a huge role in the number of potential buyers who want to look at your home, and how quickly it sells.

While it may sound pretty basic, decluttering your home can also make a huge difference in whether it sells quickly, or stays on the market for what seems like forever! Above all else, make sure your home is clean, tidy, and free of clutter – this includes your outdoor spaces as well, as curb appeal is important. The outside is the first impression a potential buyer will get of your home.
