Regardless of size, no two homes are equal. Just because a 2,600 square foot home with 4 bedrooms and 2 1/2 baths in your neighborhood just sold for $350,000 doesn’t mean your home will. Your home may be worth more or less, depending on factors such as layout, floor plan, and flow. Buyers today love open floor plans with wide open kitchen/living room areas and bedrooms in close proximity of each other.
Finishes and fixtures do make a difference. Be prepared to update a few things before listing your home if fixtures or finishes are outdated. A home that’s stuck in the past simply will not sell for the price an updated, tastefully renovated home would.
Check out the competition. It isn’t likely you’ll make the decision to sell your home overnight, so go out and take a look at some of the homes for sale that are similar to yours. Attend open houses in your neighborhood, take note of the finishes, floor plans, and fixtures – and the differences in price. If a home’s been on the market for longer than four or five months, chances are it was priced too high.
Take a look at comparable sales. What you want to look at is homes comparable to your own that have sold over the past three months. Those that are pending sale are a very good indicator of the current real estate market in the area.
