Speed The Sale Of Your Dallas Home By Revealing Its Flaws

sale of your dallas home

Many homeowners who decide to put their Dallas-area home on the market think it best to try to cover up any flaws. After all, this could prevent the sale of your home, right? Not necessarily. Potential buyers like to think they are working with a seller and agent who are open and honest, not sly. As experienced Flower Mound real estate agents, we know that full disclosure can actually help speed the sale of your Dallas home. Putting it all on the table can save time, money, and disappointment – it’s just smart business.

So, how can you be transparent regarding any flaws in your home?

Order a building report. This is a report that will be requested by the buyer or their lending institution, so order it early on. This report lists any violations or open permits you may not even be aware of yourself, so you could potentially correct any errors before you even list your home. A clean report looks good to buyers – and you don’t want to be faced with embarrassing questions.

Inform the buyer with any “bad news” yourself. What could make you look more honest and forthcoming? If the roof leaked and you made repairs, let them know. Give buyers disclosure documents prior to them making an offer. In doing all of this, you are giving the buyer peace of mind, which may result in a better home price.

Have a home inspection performed before you list your home. You may wonder why you shouldn’t just leave inspections to the buyer. Ultimately, you can get a higher price for your home – and you won’t have buyers requesting money from you to make repairs or improvements on issues they learned of by having the home inspection performed themselves. By discovering any issues or problems yourself, you can price any repair work into the selling price and inform potential buyers upfront. Buyers are very appreciative of sellers who do not try to hide things; after all, a home is the largest investment most people make in their lifetimes.

Be sure your realtor is informed of any defects, repairs, or other issues. When you’re open and honest with your agent, it makes the entire process of selling your home easier. Full disclosure helps your agent guide you regarding a good selling price for your home, and in developing a strategy for putting your home on the market.

In the end, any surprises to the seller will be your loss. Reveal any existing flaws and inform buyers of repairs or updates you have made, and enjoy a quicker sale.

What People Are Saying

  • I would like to take this opportunity to express my appreciation for Team Nelson on their professionalism and quality-oriented work ethics; both are of the highest standard. During the process of buying a home I dealt with several Team Nelson members, though had the most interaction with Kevin E., and they never faltered in the level of professionalism and constant communication. Kevin showed a level of commitment and service that is sought after in any field. Though I am not a real estate expert I have purchased and sold other properties and genuinely appreciate their expertise. I would certainly recommend Team Nelson to anyone.

It was a pleasure to work with the Nelson Team in the purchase of our new home! We received helpful information upfront from Bill that the home we wanted was a Relocation and that affected the price we offered. The paperwork was expedited and everyone was professional and pleasant. We felt we...

We just closed on our home this morning. FYI they were are 3rd realtor, and should have been our first. The pictures and the virtual reality tour they put together on our 5200 sq ft house were very professional and brought us several serious buyers. We have a complex sale that they navigated with us every inch of the way and provided expert professional guidance throughout the process. They were highly recommended by a local builder as a excellent realtor who could save us some money while providing superior service and they definitely delivered on both. Thanks again Bill and Kelly who worked extremely hard for us.

We had an exceptional experience with the Nelson Team. First of all, we are NOT related. The perfect opportunity unexpectedly presented itself in Grand Prairie. There was a beautiful cul-de-sac lot backing up to the woods of Joe Pool Lake that we, and many others, wanted but the builder was not releasing it. Total serendipity that we were the first in the sales office the day the builder released the lot. Problem was we had a house in Hurst to sell. I called on Team Nelson who immediately did our listing, had an open house, and sold it within days for the price we wanted and needed. Everything fell into place perfectly. I’m still amazed. We are now living in our retirement home on this beautiful cul-de/sac and have gorgeous views and privacy few have in our area and we have Bill and Andra to thank for it. The reduced realtor fee was a very important component to the deal coming together. They are the absolute best. You can totally trust them
