Many homeowners who decide to put their Dallas-area home on the market think it best to try to cover up any flaws. After all, this could prevent the sale of your home, right? Not necessarily. Potential buyers like to think they are working with a seller and agent who are open and honest, not sly. So, how can you be transparent regarding any flaws in your home?

Order a building report. This is a report that will be requested by the buyer or their lending institution, so order it early on. This report lists any violations or open permits you may not even be aware of yourself, so you could potentially correct any errors before you even list your home. A clean report looks good to buyers – and you don’t want to be faced with embarrassing questions.

Inform the buyer with any “bad news” yourself. What could make you look more honest and forthcoming? If the roof leaked and you made repairs, let them know. Give buyers disclosure documents prior to them making an offer. In doing all of this, you are giving the buyer peace of mind, which may result in a better home price.

Have a home inspection performed before you list your home. You may wonder why you shouldn’t just leave inspections to the buyer. Ultimately, you can get a higher price for your home – and you won’t have buyers requesting money from you to make repairs or improvements on issues they learned of by having the home inspection performed themselves. By discovering any issues or problems yourself, you can price any repair work into the selling price and inform potential buyers upfront. Buyers are very appreciative of sellers who do not try to hide things; after all, a home is the largest investment most people make in their lifetimes.

Be sure your realtor is informed of any defects, repairs, or other issues. When you’re open and honest with your agent, it makes the entire process of selling your home easier. Full disclosure helps your agent guide you regarding a good selling price for your home, and in developing a strategy for putting your home on the market.

In the end, any surprises to the seller will be your loss. Reveal any existing flaws and inform buyers of repairs or updates you have made, and enjoy a quicker sale.
