Have spacious walk-in closets, one hidden away underneath the stairs, or a great pantry? Be sure your agent uses this to your advantage in marketing materials.
Is your home friendly for aging boomers? Today, there is a whole new market of aging baby boomers who want homes they can picture themselves in for the long haul. If your home is a one level with no steps to climb for entrance and a lawn that is easily maintained, these are features seniors are looking for! Or, you may have a mother-in-law suite in your home, or on your property, ideal for the growing number of extended families in society today.
You’ve invested in energy efficiency. This is one area you want to be sure to mention, as buyers are always interested in a home that is highly energy efficient, even if they aren’t necessarily looking to go “green.” Is your home equipped with a tankless water heater, new insulation, radiant barrier roofing, or dual-paned windows? These are features that could literally sell your home for you.
Proximity to freeways, shopping, dining, recreation, schools, etc. You may assume that when someone searches online, they already know the area/neighborhood they’re searching for. What if your home is just next door to the community the buyer is searching on, but offers great recreation and universities? Also, many who are moving are relocating, and therefore not acquainted with the city/zip code they search on. Be sure to make buyers aware of the benefits of your home’s location.
Eco-friendly features, built-in organization, and natural home maintenance (i.e., a hypoallergenic HVAC system) are other things that have a high attraction factor for buyers. Whatever is different about your home, call it out!
