Upgrades To Re-think If Selling Your Flower Mound Home

There are certain upgrades that can add value to your home, and those that will be difficult to recoup the costs should you decide to put your Flower Mound home on the market. At Team Nelson, we want to make sellers aware of certain upgrades that won’t necessarily add value, so that you don’t spend money you may not be able to recoup.

Transforming “expected” spaces into something else. Most buyers expect to see three bedrooms or two baths in a home. While you may not need that third bedroom and are considering transforming it into a home office or soundproof media room, buyers likely won’t be too impressed. They would rather have a third bedroom.

Small gains in square footage. Would adding on a cozy little 12 by 15 family room increase the value of your home, or perhaps a small sunroom? Not likely. While renovating a large basement and transforming it into a livable space is a good idea, adding incremental square footage is something that will cost you, but may not offer proportional returns when it comes time to sell.

Adding an in-ground pool. Certainly the weather gets hot in summer months in Texas, and a pool is a great way to relax or entertain. Still, adding a pool if it wasn’t there when you purchased the home may result in a huge loss for you in terms of profit. Many families with small children prefer to avoid the potential dangers of a pool – and the maintenance and costs can be a turn-off for potential buyers.

Design details that are highly personal. Everyone has his/her own idea of a dream kitchen, but touches that are super-fancy or ornate such as a complex beveled countertop edge can actually be a detriment to selling your home, simply because everyone’s design taste is different. Upgrading the kitchen is a great idea, but don’t go overboard with anything too ornate or fancy.

Of course most important of all is that your home is designed to your own preferences, particularly if you intend to stay there for years. If you want to make any of the above mentioned upgrades for your own enjoyment, by all means do it – but don’t do it for the sake of making your home more attractive to buyers and increasing its value, because you’ll likely be disappointed.
